What we handle

Biological contamination does not stay on the surface. It moves into flooring, subfloor, drywall and joists. Remediating it is a containment and disposal problem before it is a cleaning problem, which is why junk removal leads this list. It is the same work, loading out what cannot be saved and documenting where it went, and it is the thing we are asked for most.

Who pays

The first question we get, and one almost nobody in Kentucky answers plainly.

Homeowners policy

Usually the primary payer. Remediation after a sudden event is normally covered under the dwelling portion of a homeowners policy. Kentucky carriers must acknowledge a claim within fifteen days and offer any payment due within thirty calendar days of your proof of loss. If they need longer to investigate they have to say so, and then write to you every forty five days until it is settled.

Crime victims fund KRS 49.370

There is a thirty day clock. Kentucky's Crime Victims Compensation program pays toward crime scene cleanup where the work is done within thirty days of the crime, at the victim's primary residence or business. Cleanup is capped at $2,000, inside a $50,000 limit across all expenses, and reduced by anything insurance pays. The crime has to have been reported to law enforcement within forty eight hours, though a good reason for missing that can be given. If the bill is still unpaid when the claim is decided, the board pays us directly rather than reimbursing you.

Rental property

Normally the owner, not the tenant's estate. Kentucky's landlord and tenant act puts the duty to keep a property fit and habitable on the owner. Renters insurance covers personal belongings and rarely covers structural remediation.

Out of pocket

Sometimes the better option. Some jobs are small enough that a claim is not worth the deductible. We will tell you which situation you are in before you decide.

What we can and cannot do with your insurer

Kentucky law changed on April 2, 2024. On policies issued or renewed since then, you cannot sign your policy rights or benefits over to a contractor, and any agreement that tries to is void. We will never ask you to. What the same law does allow is for you to direct your insurer to pay us for covered work, and that is what we use. We document the loss, price the scope in Xactimate, and speak to your adjuster alongside you. The claim stays yours throughout.

How this works

From the first call to the disposal record.

01. You call

Tell us where the property is and what happened. We will say plainly whether this is work for us, and what it is likely to involve.
02. The scene is released

If police or the Fayette County Coroner are still working, no contractor can cross the perimeter. We will tell you where you are in that wait and stay in touch until it lifts.
03. We scope it in writing

A written scope and a price before anything begins, itemized the way an insurance adjuster expects to read it. Nothing starts until you have seen it.
04. Containment and disinfection

Everything inside the boundary is treated as infectious. EPA registered hospital grade disinfectant is held on the surface for the full time its label requires.
05. Disposal and documentation

Contaminated material is double bagged, labeled, and manifested to a permitted treatment facility. Wash water is captured and leaves with us rather than going into the sanitary sewer, which Lexington's ordinance prohibits. You get photographs before and after, and a written record of everything removed.

Also handled

We do not do foundation repair. Where the cause turns out to be the grade outside, a decayed sill or the block itself, we will say so and tell you who to call. Knowing what is actually wrong is worth more than an expensive fix for the wrong thing.

EJ Williams owns and runs Central Kentucky Decon, in Lexington.

He also runs S-Tier Wildlife Control, the sister business to this one, a permitted Kentucky Wildlife Control Operator listed in the state's public directory with its reviews on Google.

Three supervisors run its projects, each trained by EJ. Attic decontamination, insulation replacement and duct work are their ordinary week, which is why the remediation side of this business is not new work for anybody doing it.
