These terms cover the website. They are not the agreement for the work.
What the information here is
The main page describes Kentucky law on insurance claims, crime victims compensation, and landlord obligations, because those are the questions people actually call with. It is general information, accurate as far as we can make it, and it is not legal advice. Statutes change, so check anything you are about to rely on.
Reading it does not make us your lawyer, your adjuster or your advisor. Statutes are amended, regulations are replaced, and the answer for your situation depends on your policy, your lease and your facts. Before you rely on any of it for a decision that matters, talk to a Kentucky attorney or to your own insurer.
Where we name a statute or regulation, we name it so you can read it yourself rather than take our word for it.
Nothing here is an offer
Descriptions of services, response, scope or cost on this website are not a quote, a bid or a contract, and they do not bind either of us. Work begins after a written scope and price, agreed in advance. We will not start on a verbal understanding and send a number afterwards.
What we do not promise
We do not guarantee that an insurer will accept a claim, that the Kentucky Crime Victims Compensation Board will make an award, or what either will pay. Those are their decisions and not ours.
We also do not promise that a particular material can be saved. Some cannot, and we will say so before we remove them rather than after.
What we need from you
If you contact us about a job, tell us accurately what is at the property. Needles, firearms, drug residue, structural damage, an aggressive animal, a tenant still in place. This is a safety matter before it is a pricing one, and we would rather hear it on the phone than find it in a doorway.
Please also do not clean it yourself first. Blood and decomposition fluids carry bloodborne pathogens and household cleaners are not rated for them.
Emergencies
This website is not an emergency service and a page is not a way to reach anyone. If someone is hurt or in danger, call 911. If you or someone you know is in crisis, the 988 Suicide and Crisis Lifeline answers by call or text, day and night.
Links and liability
If the site links anywhere else, that site is not ours and we are not responsible for it.
We try to keep this page correct and available. We cannot promise it is free of errors or never offline. To the extent Kentucky law allows, we are not liable for loss arising from your use of the website. That limit is about the website; it does not touch our responsibility for the work we do on your property, which is covered by the signed scope and by our insurance.
Which law applies
These terms are governed by the law of the Commonwealth of Kentucky, without regard to conflict of laws rules. Any dispute about the website belongs in the state courts sitting in Fayette County, Kentucky.
Changes
We may revise these terms. The version on this page is the one that applies.
